1. Splash pages are the first pages you see when you arrive at a website. They normally have a very beautiful image with words like “welcome” or “click here to enter”. In fact, they are just that — pretty vases with no real purpose. Do not let your visitors have a reason to click on the “back” button! Give them the value of your site up front without the splash page.

Mortgage non-payer and ’squatter’ awarded house

Djabar Babai has gone from being heavily in debt to his mortgage lender to outright home owner in one fell swoop, thanks to a favourable ruling by Appeal Court judges. The decision has catapulted the unemployed, failed businessman from being virtually penniless into an extremely comfortable financial position, as the court awarded Babai his home of 16 years, despite owing £165,000 for the property to Nat West.



Babai has not paid a penny in mortgage repayments since January 1993, but judges in the court of appeal decided that squatter’s rights enable him to claim the property outright, after Nat West bank took too long in their attempts to enforce repossession. This decision means that the bank must now write off the mortgage on the property in Stockport, although they are considering an appeal to the House of Lords in a final last-ditch attempt to overturn the Court of Appeal ruling.



Nat West first made a formal demand to recover its outstanding debt in 1992, following which Babai agreed to repay his mortgage at the rate of £40 per month. However, after making only a handful of payments, Nat West failed to take any further steps towards repossession. In the absence of any action by the bank Babai and his family continued to live in the house, without paying any further mortgage repayments.



Some seven years later, Babai wrote to Nat West’s solicitors outlining his hopeless financial situation, and still Nat West did nothing. The court ruled that because action started in 1992 it was now ‘time-barred’ and ruled that the mortgage debt of £165,000 be instantly wiped out, making ‘squatters’ Djabar Babai and wife Zinat outright owners of the property.



Nat West lawyers argued that by awarding the property to the Babais the court would encourage lenders to come down harder on those falling behind with mortgage payments, but the judge’s dismissed that argument, saying that the bank failed to take appropriate action over 16 years, not a number of months.



This decision has some interesting implications, not least of which affect Babai and his credit worthiness. As he was declared bankrupt in 1994, that information will now have disappeared from his credit reports, and because the repossession action is now struck out by the high court that too will disappear from his credit file. So, with assets of over £200,000 and no or minimal debt, Babai should be able to rebuild his credit score extremely quickly, and maybe start a new business using his house as collateral.



His future certainly looks far brighter than it did one year ago. From being in an almost hopeless financial situation Babai now has the world at his feet, pending any decision from Nat West to make a final appeal to the House of Lords. Until the bank declares its intentions Babai will be no doubt be keeping his fingers crossed that his newly acquired property remains his!

The Mirror newspaper has teamed up with moneysupermarket.com to offer Brits advice on how best to save money. According to the British daily, families are in for a tough time in 2008. However, it claims that savings of up to 25 per cent of the average annual salary can be made if their advice is followed.



Most of the savings identified by the Mirror and moneysupermarket.com can be made through shopping around for the best available deal, and the most obvious area to start - given its magnitude - is the mortgage. It is possible to save in excess of £2,000 a year by switching to the most cost-effective mortgage loan - a significant reduction for those struggling with debts.



Another area in need of targeting is the personal loans market. Many families find themselves paying around eleven per cent interest on an £10,000 loan, yet rates of around seven per cent are available. Credit card debt is a similar story - a typical £2,000 debt on a credit card costs £320 a year in interest, yet significantly cheaper deals can be found with a little effort.



Meanwhile, there are a number of improvements which can be made in the insurance sphere. While life insurance is becoming cheaper due to longer life expectancy, further savings can still be made. Home insurance, on the other hand, is getting more expensive in the wake of last year’s chronic flooding. As a result, the average premium for a combined home and contents policy currently comes to around £365 - yet it is possible to reduce this by as much as £100. Savings on car insurance can also be made through similar efforts in shopping around.



Britons also need to carefully consider their current account provision while they are under financial pressure. Most current accounts pay just 0.1 per cent interest on money held in the account, meaning a customer who earns £1,500 a month makes just 75p in interest every year. However, by transferring to a high interest-paying current account that same customer could earn as much as £60 per annum.



Other ways in which money can be saved include switching energy and telecoms providers, so there’s plenty of scope. And with all this extra money paying bills will become easier, so there might even be some left over to put in a savings account.

High Consumption of Protein Linked To Osteoporosis, Study

The article “Osteoporosis and the Calcium Myth,” published in the Malaysian Vegnews debunked the idea that we need to eat food rich in calcium to prevent osteoporosis. The article says calcium intake has nothing to do with osteoporosis. Rather, the article explores what is causing our bones to surrender their calcium by a study into African women of the Bantu race populations.

The study reveals some very startling facts. The women of the Bantu race in Africa do not suffer from osteoporosis, a broken bone is rare, and on average, Bantu women produce nine children, yet present remarkable bone density. Their daily average consumption of calcium is nearly four times lower than our average consumption. So, why do we get osteoporosis when our daily average of calcium is higher than that of the bantus?

The answer lies, according to the study, in the amount of protein we consume, especially animal protein. Here’s an excerpts from the article:

“The human body is constantly working to maintain a state of balance. When the blood becomes too acidic, in an effort to balance the pH, the blood draws calcium and magnesium from the bones, as these are the two most readily available alkaline substances in the body.”
